What is Hard Money

Hard money is an asset-based loan offered on real estate investment properties. Unlike a traditional loan, our underwriters solely consider the value of the property vs a borrower’s credit rating.

How can CF1 fund real estate investment loans in 24hrs?

Because our underwriting process does not involve a credit check, borrower financials, or appraisal, we are able to move relatively quickly as opposed to a traditional or soft money lender. We also always have capital ready and rarely have to raise funds from investors to fund a loan. Often, smaller funds wait on fund transfers from investors before they can fund a deal.

What are your rates and fees?

Where is Capital Fund 1 lending?

Capital Fund 1 is lending in Arizona, Colorado, and throughout Texas. We are always searching for ways to expand opportunities for our investors and borrowers to take advantage of growing markets.

  • I have been with Cap Fund 1 on several occasions and projects since 2016. Most recently, Kevin was right spot on with contacting me as one loan was paid off to see if I had another project to fund. I submitted a refinance and was approved in a very short time line. We closed and recorded without any glitches. Kevin and all the others involved were very helpful and really saved me in an extremely tight situation. I WILL be back as opportunities present and in the meantime I refer Capital Fund1 quite frequently.

    This was my first time working with a hard money lender and Kevin Highmark was extremely helpful in explaining the process of getting funded. He also helped me determine the price level for properties I could buy based on my finances. The process of getting funded was super easy and I even qualified for a smaller percentage down payment than I was originally quoted! Will definitely use Capital Fund 1 again

    Capital Fund 1 is the best hard money lender I have ever had the pleasure of working with. They are efficient, timely and through. When I need anything they are right there to help. Being on the Escrow /Title side of things there are some times when I need many things to get the deal closed and they get me whatever I need right away which makes it possible for me to close the files quickly and correctly. Customer service is huge for them and it shows in everything they do. I recommend them all the time to investors that are looking for a great unconventional lender.
