What is Hard Money
Hard money is an asset-based loan offered on real estate investment properties. Unlike a traditional loan, our underwriters solely consider the value of the property vs a borrower’s credit rating.
How can CF1 fund real estate investment loans in 24hrs?
Because our underwriting process does not involve a credit check, borrower financials, or appraisal, we are able to move relatively quickly as opposed to a traditional or soft money lender. We also always have capital ready and rarely have to raise funds from investors to fund a loan. Often, smaller funds wait on fund transfers from investors before they can fund a deal.
What are your rates and fees?

August 28, 2019I did not know i was able to refi while i was in the middle of rehab. the fees were low, but i should have used my own title company, that was not a good idea having them chose for me. not happy with the communication on that end at all. I did have contact with my processor and that was important. thank you for your help. I would like to see how a purchase money loan will work for me on my next flip.
